Relocating has its own unique set of circumstances. There are lots of “moving parts” and coordination and planning is key.  Visiting ahead of time is a BIG advantage.  Finding schools, exploring neighborhoods, and understanding the local commutes is also an important part.  Orlando does not have a robust public transportation system, so we do a lot of driving here.

Our homes move quickly on-and-off the market. Please check our website about 3 weeks before you plan to come to visit homes before moving. YOU OR SOMEONE YOU TRUST needs to see our homes IN PERSON before renting. A local friend or family member is a suitable substitute, as long as you trust their opinion, because deposits and application fees are non-refundable. We CAN’T rent or take deposits on any home sight unseen.

If you don’t have family or friends that you can stay with when you arrive, we suggest using an extended-stay hotel for 1-2 months when you first arrive (like an Extended-Stay America or Residence Inn) while you acquaint yourself with the area and choose where to live. It costs about the same as renting would, without the commitment upfront. We strongly recommend this if you do not know the Orlando Area.

Once that is done, our qualification process is simple, we do an industry standard background check for eviction history and criminal records, and verify your employment and income. The industry standard income requirement is a combined household Monthly Income of 3x the rent (in take-home pay).

Rental companies need to know that you have employment arranged, if you are coming with a job transfer, please be ready to submit a letter of employment, accepted offer sheet with expected income verified, or if you are retired or on a fixed pension. Having all these documents ready with you, will help any application you submit. In some cases, if you’re relocating to the area for employment with a local company, we could possibly require a last month rent deposit for acceptance and move in.
