BACKGROUND CHECK: A background check will be completed on all occupants 18 years of age or older. Falsifying information on an application will be grounds for immediate rejection of the application.

CREDIT SCORES: We do not use credit scores as our primary decision factor, but we do run credit checks on as-needed basis, depending on the background results.

INCOME QUALIFICATION: Combined household income of a minimum net (take home) of 2.5 times the monthly rental amount…

EVICTIONS: We do not accept individuals who have an eviction filed against them in the last 6 years, and/or a history of eviction services, including but not limited to COVID 19 Pandemic.

PETS: Acceptance of ANY PETS are made on a case-by-case basis. We DO NOT accept aggressive breeds and have a maximum limit of 2 pets (total combined max. weight of 60-75 lbs.). We accept “emotional support” dogs and cats with official veterinarian paperwork.

We require that you have VISITED the rental home IN PERSON. We cannot process applications or accept deposits on properties sight unseen (application fees are NOT refundable).

We DO NOT RENT HOMES that are in FORECLOSURE. We screen our property owners as well as our tenants, to ensure that you will not have this concern.

For qualified renters, we offer expedient and friendly services to all applicants. We make communication easier by providing support that includes an online application, a simple direct deposit payment process, as well as a “quick response” work request system. We provide a convenient online tenant portal, digital document exchange, and direct text messaging on our main phone number, monitored by various departments, so requests are handled quickly and efficiently.
